Staging your property for photographing (Exterior)

We will cover many of the preparations that we advise owners to take prior to the photoshoot in a series of blogs over the next few weeks. If we first all take a look at the exterior as these images are often the main publicity photographs that will be used on the various websites, leaflets and social media to advertise your property.

Exterior

Remove all clutter

It is important that you remove all clutter, tools, toys, rubbish and ensure everything that is not being used is put away tidily. I know this sounds obvious, but if you look at many Real Estate Agents websites you will see many of their properties have not been prepared properly for photographs.

Furniture

Ensure the exterior furniture is placed and displayed in an attractive way and not just stacked away in a corner causing an eyesore. Consider laying up your tables with place settings or flowers, as this helps make any photograph more interesting. Sun loungers should be sited next to the pool and the photographer will advise whether colour is added in the form of towels or robes laid on them

Swimming Pools

If you have a pool it is always important to be clean and free from a lot of inflatables, although one may add some atmosphere and contrast in colour, but that can be discussed in advance. All hoses and maintenance equipment should be tidied away.

BBQ's

These should be stored and covered unless they are a particular feature that can add to a photograph.

Windows/Shutters

All shutters should be open and fly screens should be put away. The windows should be clean and curtains open.

Lawns, Flower beds and Potted Plants

Keeping your garden and plants in good order can be very challenging in this hot climate, especially a lawn. But it does pay dividends to spend sometime preparing your garden before photographs and indeed viewings take place.

Exterior Fabric of the Building

Depending on the exterior condition of the building itself it may be advisable to consider whether it would be appropriate to carry out some simple maintenance.

Cars and Garages

Please ensure garage doors are closed and cars removed from the drive if at all possible.

Patios and decking

These should be swept clean in advance of the shoot to remove leaves/litter etc.

Taking these simple steps in advance of the photographer arriving, will ensure a smooth photoshoot of the exterior and show your property in it's best light.
